We are incredibly excited to add Sun Life Place, located at 10123 99 Street, Edmonton, to the Ironwood Portfolio. Ironwood officially acquired this property on July 24, 2024, onboarding three new staff members in the process. Watch for exciting changes coming in 2025!

Vanessa Treleaven is a Senior Property Manager with over 8 years of experience in office, retail, and industrial property management, having managed across Western Canada. She holds a Bachelor of Commerce from the University of Alberta and is a licensed Property Manager with RECA. She is located on the 2nd floor of Sun Life Place and always willing to meet with tenants!
Ellie Grant, Senior Property Manager
Ellie Grant is a Senior Property Manager with over 20 years of experience in the industry. She has managed a diverse portfolio of properties including office, retail, industrial, health care facilities and various government facilities in both Alberta and BC. She is a licensed property manager through RECA and is a member of various industry associations. She prides herself in building and maintaining relationships with her tenants, clients and owners. Ellie is located at the Greystone Building in Edmonton

However, rates have since been gradually declining, currently sitting at approximately 4.00%. This decrease reflects the Bank's efforts to stimulate economic growth in response to shifting economic conditions, signaling a move towards a more accommodative monetary policy that seeks to balance inflation control with economic recovery.

As of the third quarter of 2023, downtown Edmonton's office vacancy rates were 20%. In contrast, current data from the second quarter of 2024 indicates a slight improvement, with vacancy rates decreasing to 18%. This decline suggests a recovering market as businesses adjust to post-pandemic conditions and seek out more flexible office spaces, reflecting increased leasing activity and a growing demand for modern amenities in the downtown core. The overall
trend points to a positive shift in tenant interest and occupancy rates.

Warehouse Park Project
Exciting changes are coming downtown, with Warehouse Campus Neighbourhood Park, planned between 106 Street and 108 Street, and Jasper Avenue to 102 Avenue. This new park will provide much-needed green space for both residents and visitors, featuring a variety of amenities such as play areas, seating, and pathways that foster community engagement and encourage outdoor activities. In addition to its recreational offerings, the park will prioritize sustainability and biodiversity, integrating eco-friendly practices into its design.
